These Terms of Service ("Terms") govern access to and use of Canopy PM websites, mobile applications, manager tools, resident tools, and related services (collectively, the "Service"). By using the Service, you agree to these Terms.
Canopy PM is intended for property owners, property managers, authorized residents, and invited operational users. You are responsible for keeping your account credentials secure and for activity under your account.
You may use the Service only for lawful property-management, resident-service, leasing, payment, maintenance, communication, and operational purposes. You may not misuse the Service, attempt unauthorized access, interfere with security controls, or use the Service to violate rights or laws.
You are responsible for the accuracy and legality of property, lease, resident, payment, listing, document, and operational information you provide. Canopy PM may process that information to provide app functionality, support, automation, reporting, and related services.
Some payment and financial workflows may be processed by third-party providers such as Stripe. Those providers may have their own terms and privacy practices. Canopy PM is not responsible for third-party services outside our control.
The Service may include automation or AI-assisted workflows. These tools are intended to support operational decision-making, not replace required human review for legal, financial, emergency, or high-impact decisions. Managers and owners remain responsible for final approvals and actions.
You retain rights to content you provide, but grant Canopy PM permission to host, process, transmit, display, and use it as needed to operate the Service. You agree not to upload unlawful, harmful, infringing, or misleading content.
Canopy PM may help coordinate maintenance by contacting vendors, service providers, managers, owners, residents, or other authorized operational contacts. Maintenance coordination calls may be recorded and transcribed for coordination, documentation, quality, and dispute-resolution purposes. Call participants should be notified when a call is recorded or transcribed. If a participant objects to recording or transcription, Canopy PM may stop the automated call workflow and route the matter for follow-up through another method.

Where available, users may request or initiate account deletion through the app or by contacting support. Some records may be retained as required for legal, accounting, fraud-prevention, dispute-resolution, or legitimate business purposes.
We work to keep the Service reliable, but we do not guarantee uninterrupted availability. Features may change as the platform evolves.
The Service is provided "as is" and "as available." To the extent permitted by law, Canopy PM disclaims warranties of merchantability, fitness for a particular purpose, non-infringement, and uninterrupted or error-free operation.
To the extent permitted by law, Canopy PM will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, or business interruption arising from use of the Service.
We may update these Terms from time to time. Material changes will be posted through the Service or otherwise communicated where appropriate.
